Whether it is a standard tank or a tankless unit, gas or electric, a failing water heater rarely gives much warning. Our plumbers diagnose the actual problem on site — a bad thermocouple, a failed element, sediment buildup, or a tank at the end of its life — and give you a straight answer on repair versus replacement before any work starts.
Most installations and same-day repairs are completed in a single visit, tested before we leave, and left clean.
Replacement and upgrade options
- Standard tank replacement — gas or electric, same-day install
- Tankless (on-demand) — endless hot water in a smaller footprint
- Hybrid heat pump — lower operating cost, and it may qualify for utility rebates
Code noteAs of July 2026, Washington’s state energy code requires heat pump water heaters in new construction. If you are replacing what is already in your home, you are not required to switch. We will walk you through whether a like-for-like replacement or a hybrid upgrade makes more sense for your house and budget.
